SEATTLE-Colliers International and SpaceLease.com are behind a new e-brokerage site targeted to tenants looking for less than 10,000 sf of office space. Gary Bodenstab, president of Seattle-based SpaceLease.com, says the alliance with Colliers International makes his company the first tenant e-brokerage site that has been developed in concert with a major brokerage firm. According to Bodenstab, the site was developed in an effort to address the needs of small- to medium-size tenants that have been traditionally underserved.
“Where we bring extreme value is in situations where tenants are looking for space that falls in the range of 3,000 sf to 4,000 sf or less,” notes Bodenstab. “No one has the time to do a 3,000-sf deal when they can do a 10,000 sf deal in approximately the same amount of time. What SpaceLease.com does is provide both an alternative and a real solution for tenants looking for a small amount of office space.”
Under the strategic alliance, Colliers International will manage the extensive database of Puget Sound office space for SpaceLease, ensuring accurate, up-to-date information on the office space available. Bodenstab says the goal is to make SpaceLease.com a brand for Colliers International. The e-brokerage service, which follows a traditional brokerage model, is free to prospective tenants. The service currently covers the Puget Sound region including Pierce, King and Snohomish counties, and is slated for rollout in other major West Coast cities beginning early next year.
To use the service, the tenant enters desired criteria such as location of the office space, the amount of square footage needed, and the price range he or she is willing to pay, and SpaceLease.com instantly delivers a list of available office spaces that meet the criteria. Registered users also have access to more detailed information such as photos of the office building and of the floor plan, and a list of precise amenities. If desired, the site allows tenants to schedule an appointment on-line to view the property or to submit an immediate bid.
