Meanwhile, Stratus has filed site applications for four officestructures in the proposed Lantana Corporate Center. The four-storyRialto Park is being plotted as two 200,000-sf, class A structureswith a complementary five-story parking garage. Lantana 5 and 6will total about 80,000 sf in two-story designs.

The Nov. 30 public hearing will be held at Town Lake Center, 721Barton Springs Rd. and Dec. 7's will be at the Hancock Building,situated at the Lower Colorado River Authority, 3700 Lake AustinBlvd. The meetings begin at 6 p.m. and mark the latest round ofhearings for the developer, who is ticketed to receive $6.3 millionin reimbursable legal fees from the city under the settlementproposal for a municipal utility district dispute. In turn, thecity gets an option on 46 acres adjacent to the nature conservancyat a price to be agreed upon pending final signoffs of thesettlement pact.

The settlement requires Stratus to provide public access toBarton Creek from two public roads, dedicate an easement andinstall water quality ponds in exchange for a city waiver of stormwater management fees. The commercial component calls for anancillary sector for research and development, multifamilyconstruction, resort and golf course and retail space. Structurespositioned within 500 feet of Southwest Parkway are restricted to28 feet high. The city is mandating a 100-foot buffer for mostcomponents.
