The property, Internationale Centre South, is located four mileswest of the intersection of I-80 and I-55. Catellus is marketingthe new park to users of large-scale distribution facilities, aswell as companies seeking space in multitenant industrialfacilities. Much like Catellus' business parks in southwestsuburban Woodridge and Romeoville, Internationale Centre South willfeature extensive landscaping, ponds and wide streets. Colliers,Bennett & Kahnweiller Inc. represented Catellus in theacquisition of the park and will be Catellus' exclusiverepresentative.

Catellus' speculative building will be located on a 40-acre sitesouth of Minooka Road and is designed to be a multitenant facility.The facility will house 110 loading docks, four drive-in doors witha 30-ft. clearance; ESFR sprinkler system; CSX Rail availabilityand access to I-80 and I-55.

According to Kevin Matzke, director of the Chicago AreaDevelopment Group of Catellus Commercial, in the last two years thefirm has seen large distribution companies move further west on theI-55 corridor toward the intersection of I-55 and I-80, in searchof more affordable land and lower rent. "Internationale CentreSouth is an ideal location for large-scale distributors due to itsclose proximity to I-80 and I-55, lower land costs, economicincentives and rail access," Matzke said.
