Dallas, TX-based Wilcox says it will build on the remaining fiveacres a 400,000-to-600,000-sf office tower. The project isscheduled to begin next fall and completed by spring 2003. It willcost more than $100 million to construct, says Hylton, who hopes tosign leases at $4/sf NNN. More than 250,000 cars travel past thesite daily, and nearby, commuters have access to the McArthur BARTStation and the Amtrak Station. "This is one of the most visibleand accessible office sites in the Bay Area," says Hylton. "We willbegin a pre-leasing campaign in a few weeks with the goal ofsecuring a large user prior to beginning construction. We offertenants close proximity to San Francisco at a fraction of the costof renting office space in the City."

Wilcox has more than 2 million-sf of development projects inCalifornia, Texas and Arizona. The company is a subsidiary of CawlyInternational, which helped broker the land acquisition along withCushman & Wakefield.
