LEESBURG, FL-Local expanding businesses are discovering Santa is coming early to their shops these days in the form of bargain land prices at the 25-acre, 13-tract Leesburg Municipal Industrial Park.

The average price of $25,000 per acre or about 57 cents per sf compares with the larger Orlando area parks, 45 miles southeast of Leesburg, asking $100,000 per acre or $2.30 per sf. Business has been so brisk at the park, the city has only two one-acre parcels left.

“The park has been here all this time and it’s only now being discovered,” says Robert Johnson, the city’s departing economic development manager. Neighboring Tavares, a city of 8,000 residents 15 miles south of Leesburg, lost no time in luring Johnson with a higher salary and more responsibilities as director of community services.

Leesburg city invested $743,886 to create the park and has sold 11 tracts valued at $413,920 or about $37,629 per tract. Some of the tracts are over an acre. Leesburg has pending contracts of $189,500. The city also collects property taxes and utility payments from the landowners. The park is off State Road 44 and Flatwood Road.

Among the park’s tenants are Undercover Chassis, a racing car manufacturer that plans to grow its one-tract business to three tracts; Oregon-based Monaco Coach Corp., which is erecting a 22,000-sf plant; locally-based TL Sportswear, which operates from a 14,000-sf manufacturing/distribution facility; and Business Tech, another Leesburg business with expansion plans. As the city runs out of developable land at the park, it is considering creating a new commercial corridor south of Leesburg near County Road 470.
