The 17-year-old, class-A structure is owned by New York-basedLend Lease Real Estate Investments, one of several institutionalowners throughout the years. It had last been renovated in1995.

The multi-tenant structure is 90% leased. "We currently haveleases and tenant expansions that are working that should bring itup to the high 90s in 90 days," says Butler. The property isleasing for $23.50 per sf plus electric.

Chicago-based Transwestern has been on a fast track in recentmonths, sealing leasing pacts in Texas metropolises. A week ago,Transwestern had disclosed it now holds the leasing contract forthe 88,066-sf Lakepoint at Las Colinas, formerly occupied by theMicrosoft College. In late November, Transwestern's San Antoniooffice landed leasing duties for the 415,000-sf portfolio of KollBren Schreiber Realty Advisors. And a few months earlier, theDallas team snagged a high-profile, five-year contract to handleleasing at the 500,000-sf Providence Towers, site of Transwestern'snew Dallas office. Transwestern had leased space for 22 years at 3Forest Plaza along Merit Drive.
