DENVER-Mack Cali Realty Corp. will break ground in January on a 4-story, 130,000-sf office building in the Hilltop Business Center along the burgeoning southwest corridor.

The building will be at the northeast corner of County Line Road and Santa Fe Drive. Floor plates will be around 32,500 sf. Triple net leases will start at $17.50 to $18.50 per sf, with a five-year lease term. Tenant improvement allowances will average about $24 per sf.

The project will be visible from C-470, part of a loop around the metro area and is near the new 600,000-sf Lucent Technologies/Avaya Technologies in nearby Highlands Ranch.
