The parcel was purchased from a group of partners at Ness MotleyRichardson Poole & Loadholt, which has built its new lawoffices on an adjacent site. The project will offer 125 undergroundparking spaces with access to more than 500 surface slots. Theprincipal in the Bridgeside project is local developer Sam Levin.Investors include Atlanta-based builder Tom Graham.

Construction is expected to take about 15 months, but work willnot start until an estimated 50% of the space has been pre-leased.Brokers are expected to start marketing the building nationallyearly next year.

Bridgeside will be one of two upscale developments to join NessMotley on the once-vacant site near Patriot's Point. Sitepreparation has started on the Renaissance on Charleston Harbor, alarge residential project going up next to the law firm'soffices.
