HANOVER TWP. NJ-Locally-based commercial builder Wm. BlanchardCo. has started construction on a 150,000-sf, class A officebuilding at its 10 Park Ave. property here. Located on a 14-acresite, the three-story asset will replace a 60,000-sf office and a14,000-sf warehouse facility, both of which were built by Blanchardin the 1950s. The space comes at a time when the tight officemarket here needs all the class A space it can get.

According to company officials, the project is an effort tofulfill the highest and best use of the property, which is locatedadjacent to Morristown Municipal Airport. The agingoffice/warehouse complex wasn't meeting that need, in the company'sjudgment.

The building, which is being designed for corporate tenants byarchitects Rotwein & Blake, will feature a central,computerized building management system controlling all HVAC,interior and exterior lighting systems and a telecommunicationsinfrastructure.
