All but the finishing touches have been completed as tenantsbegin to take up residence in the 308,580-sf building located abovethe Washington State Convention & Trade Center. The first fourfloors of the building are dedicated for an expansion of thecenter. The first tenants to occupy offices in One Convention Placeis Medisystems, a medical device company; Lee Smart Cook Martin& Patterson PS, a law firm; and Guy Carpenter & Co., a NewYork-based reinsurance firm.
Other tenants include InterNap Network Services Inc., SprintCommunications, law firm Betts Patterson & Mines PS, accountingfirm Grant Thornton LLP and Oles Morrison Rinker & Baker LLP,another law firm. InterNap, with seven floors, is the tower'slargest lessee. Gross rental rates on the Downtown property arelisted at $40 per sf to $46 per sf.
The property is the jewel in the Northwest crown of Dallas-baseddeveloper Trammel Crow Co. One Convention Place is the first newoffice tower in the central business district since Wright Runstad& Co. completed the 22-story, 422,000-sf Second & SenecaBuilding in 1991. The downturn of the early 1990s thwarted majoroffice developments in the CBD for several years.
