NEWPORT BEACH, CA-Carpenter & Associates, an Orange County-based brokerage with a history of selling commercial real estate in the Inland Empire, the City of Industry, and Santa Fe Springs, has leased a 95,376-sf industrial facility to Bear Forest Products Inc. The five-year lease is valued at $2 million.

Ted Carpenter, principal at Carpenter & Associates, says that the building products manufacturer, which recently moved into the space located at 4685 Brookhollow Circle in Riverside, is using the building as its main manufacturing and distribution facility. The company currently employees 25 people at the new facility, but has plans for expansion.

The structure is a concrete tilt-up, featuring dock-high loading and 24-foot. minimum warehouse clearance.

Carpenter represented the property’s owner, Oltmans Investment Company, in the transaction.
