DENVER-New Jersey-based Mack-Cali Realty Corp. is developing the $38-million, 183,000-sf, Mack-Cali URS Center in the heart of the Denver Technology Center, Colorado’s premier office park. The six-story, class-A project, at 8181 E. Tufts Ave., already is 66% leased, even though it doesn’t open until first quarter 2001. The project is named after its anchor tenant, URS Corp., a San Francisco-based company that provides planning, design and program and construction management services for transportation, hazardous waste, industrial processing, petrochemical, general building and water/wastewater projects.

The structure is being built and designed by the Neenan Group, based in Fort Collins, CO. Mack-Cali says it has only 60,758 sf in major blocks still available: 32,580 sf on the fifth floor and 28,178 sf on the sixth floor. The sixth floor features terrace suites with an option for adding outdoor balconies. Ninety-three percent of the parking is covered.

Rents average $20 per sf triple net, with $7.50 per sf in estimated expense, putting the total lease rate at $27.50 per sf. Mack-Cali offers tenant improvements of $25 per sf.

The building is close to a number of new restaurants in the Tech Center, such as Del Frisco’s, Yia Yia’s and Morton’s. It’s also close to Marriott and Hyatt Regency hotels.
