The structure is being built and designed by the Neenan Group,based in Fort Collins, CO. Mack-Cali says it has only 60,758 sf inmajor blocks still available: 32,580 sf on the fifth floor and28,178 sf on the sixth floor. The sixth floor features terracesuites with an option for adding outdoor balconies. Ninety-threepercent of the parking is covered.

Rents average $20 per sf triple net, with $7.50 per sf inestimated expense, putting the total lease rate at $27.50 per sf.Mack-Cali offers tenant improvements of $25 per sf.

The building is close to a number of new restaurants in the TechCenter, such as Del Frisco's, Yia Yia's and Morton's. It's alsoclose to Marriott and Hyatt Regency hotels.
