AUSTIN-Stratus Properties Inc., will break ground in early January on the third of six buildings proposed in its Lantana Corporate Center, a 690,000-sf, multi-use development in southwest Austin.

The initial phase of Lantana Corporate Center, located south of Southwest Parkway, includes 7000 West 1, completed in March, and 7000 West 2, which had delivered just six months later. Both buildings, totaling 140,000 sf, are 100% leased, Stratus CEO Beau Armstrong tells Insignia/ESG of Texas Inc. is handling the leasing.

Armstrong says Stratus is now ready to pour the foundation and begin the project’s Phase II–the two-building Rialto Park at Lantana, consisting of two-story buildings with surface parking. The structures total 162,000 sf and will be accessible to the soon-to-be-built Rialto Boulevard. Construction is set to start after New Year’s Day and will provide access to the Southwest Parkway from the property.

Two more four-story buildings with 400,000 sf of office space and a five-story structured parking garage will complete Rialto Park at Lantana. Stratus will wait until mid-2001 to begin construction on the final two buildings, says project manager Rick Lindley.

Lindley says Stratus is now reviewing bids for a general contractor to complete the next two buildings. Zapalac Reed of Austin had the general contractor’s award for the first two buildings. Susman Tisdale Gayle Architects of Austin has designed the project, which has the Broussard Group as the landscape architect for the 55-acre site.
