SEATTLE, WA-According to plans submitted to the City, landowner Jim Larkin is seeking to build a six-story 162,000-sf office building and telecommunications facility a few blocks from Safeco Field, home of the Seattle Mariners baseball team. The site was previously a pipe manufacturing facility of Larkin’s Romac Industries, which relocated to Bothell following the company’s 1990 purchase of a KAO Infosystems’ packaging building there.

Larkin proposes to construct 100,000 sf of office space, the maximum allowed by zoning. The balance of the space would house a computer data center and telecom operations. Stadium Place, at the northeast corner of Fourth Avenue South and South Royal Brougham Way, is planned to include three stories of structured parking with a 230-vehicle capacity. The development site has been vacated by Romac, having relocated its manufacturing facility to a building in Bothell, which it purchased late last year.

Some sources anticipate objections to the project by businesses in the predominantly industrial area, which have had long-standing objections to office buildings encroaching on their territory. Dallas-based Trammel Crow Co. has been approached to develop the property as a joint venture with Larkin, Romac’s president. Rick Osterhout and Stan Snow of Kidder Mathews & Segner, Seattle, has been engaged as leasing agent.
