MORAGA, CA-The Moraga Design Review Board has approved a 6,000-sf expansion of its local T.J. Maxx outlet. The review board’s approval is contingent upon a 10-day public appeal period and a building permit from the county. Once those are obtained, construction will begin, says Stroupe. Once complete, the store will consist of 31,750-sf of space.

The new part of the store will occupy the undeveloped area between Gourmet Glazed Hams Deli and T.J. Maxx, according to design review board member James Stroupe. The review board’s approval included a number of conditions such as adding lighting along the 10-foot pathway for security purposes, a complete landscaping plan must be submitted to the DRB for review and approval to show where replacement trees will be planted for the six trees that will need to be removed for the expansion.

Despite the approval there was some concern expressed by board members that the expansion would eliminate the seating area to the side of the deli and create a 10-foot, alley-type passageway between the two businesses. David Schnayer, a representative for shopping center owner Center Trust, explained that there are plans to reconfigure the sidewalk in front of the deli to accommodate another eating area.
