LOS ANGELES-Locally based law firm Manning & Marder, Kass, Ellrod, Ramirez LLP has signed a 10-year, $13.5 million lease for office space at Downtown’s Figueroa Tower. The firm will occupy 47,272 sf on the 21st, 22nd and 23rd floors, which were originally built out for the New York-based law firm Cadwalder, Wickersham & Taft at more than $100 per sf. The space includes marble entryways, wood-paneled executive suites, a private internal staircase, glass-walled conference rooms and an audio-visual teleconference center.

In addition, the new tenant will be given signage on top of the building’s roof. The law firm, which is relocating from a nearby building, is the first tenant to ever receive signage atop Figueroa Tower. Built in 1989, the 24-story office facility features a distinctive copper roof, along with triangular gables and turrets.

Clay Hovivian of Cushman Realty negotiated for the tenant. Mani Brothers Real Estate Investment was represented in-house by Joseph Mani and Gregory Camacho.

The Downtown office market has been on the rebound in recent months as tenants continue to seek refuge from higher priced areas such as the Westside. In January, Costa Mesa-based Paine/PR signed a seven year, $2.8 million lease for 14,500-sf at Figueroa Tower. The public relations firm occupies the seventh floor of the facility. It relocated its Beverly Hills office to Downtown to be closer to its Orange County headquarters.
