SAN FRANCISCO-Covington & Burling, a law firm, will occupy the top four floors of the Financial District’s 36-floor, recently renovated One Front Street office building later this year. The 46,686-sf, 12-year lease is valued at approximately $38 million, making it one of the city’s largest lease deals in 2001.

Covington & Burling is relocating from about 15,000-sf in 601 California St. The firm plans to move into its new offices in December, and may sublease the top two floors until its expansion is complete. Meade Boutwell, Chris Roeder and Alex Waterbury of Cushman & Wakefield represented LendLease. Tony Lautmann and Matt Hart of Staubach Co. represented Covington.

Boutwell tells Covington was very attracted to the space initially due to the location and 3,000-sf balconies on each of its floors. The six floors beneath Covington are still available and largely in move-in condition.
