Vector principal Wayne Swearingen started leasing the projecttwo years ago as it unfolded at the intersection of Interstates 635and 35. A topping-out ceremony is set for Nov. 14 on Four HickoryCentre, a 221,000-sf, eight-story office tower. Still to come isthe completion of Three Hickory Centre, a 100,000-sf officeproject. The new pact also includes the 360,000-sf Lake DriveCentre and equally sized West Side Centre. Mercer Crossing'sflagship buildings, One Hickory Centre and Two Hickory Centre, are100% and 75% leased. "This success speaks to the fact that the realestate community and business owners recognize the importance ofthe location and the magnitude of its (Mercer Crossing's) future,"stresses Swearingen.

Swearingen has taken the assignment and is working hard toestablish the high-traffic area as the Mercer Crossing submarket.The push is mortared in the fact that Mercer Crossing controlsabout 90% of the land in the target area. "Not only is it locatedat the most important crossroads in the southern United States, butit is also right in the middle of the main commercial growth sectorin the Dallas area," Swearingen says in a prepared statement.
