DALLAS-A four-building package, totaling upward of one million sf, in the 950-acre Mercer Crossing gets assigned a leasing agent by developer Wayne Starr of Aspen, CO. There is little surprise, with the winner being Vector Project Services LLC, the same team for the project’s initial buildings that are 100% and 75% leased to date.

Vector principal Wayne Swearingen started leasing the project two years ago as it unfolded at the intersection of Interstates 635 and 35. A topping-out ceremony is set for Nov. 14 on Four Hickory Centre, a 221,000-sf, eight-story office tower. Still to come is the completion of Three Hickory Centre, a 100,000-sf office project. The new pact also includes the 360,000-sf Lake Drive Centre and equally sized West Side Centre. Mercer Crossing’s flagship buildings, One Hickory Centre and Two Hickory Centre, are 100% and 75% leased. “This success speaks to the fact that the real estate community and business owners recognize the importance of the location and the magnitude of its (Mercer Crossing’s) future,” stresses Swearingen.

Swearingen has taken the assignment and is working hard to establish the high-traffic area as the Mercer Crossing submarket. The push is mortared in the fact that Mercer Crossing controls about 90% of the land in the target area. “Not only is it located at the most important crossroads in the southern United States, but it is also right in the middle of the main commercial growth sector in the Dallas area,” Swearingen says in a prepared statement.
