The new facility, at 760 Washington Ave., is located near theexisting Russo Business Campus in this Meadowlands submarketcommunity. Existing tenants at the campus include CoachLeatherware, First Union Bank, JP Morgan Chase, Boise Cascade andBowne Digital Services.

The asset, which Ciappa calls "a rare build-to-suit opportunityin the Meadowlands," is located near both the Lincoln Tunnel andGeorge Washington Bridge. Highway access is via I-195, I-80, androutes 3, 17 and 46.

Russo Development currently has a smaller build-to-suit underconstruction, scheduled for delivery in the second quarter of 2002.The 40,000-sf facility, located at 55 Railroad Ave. in Ridgefield,NJ, is similarly targeting office/warehouse use.
