DALLAS-One industrial building sale and two leases closed in the past week in the Dallas-Ft. Worth metroplex. Sam Lewis, vice president of Grubb & Ellis Co.’s Dallas office, negotiated both sides of the deal in the sale of the Chemlawn building at 2420 113th St. in the Grand Prairie section of the Great Southwest Industrial Park.

TMW Real Estate Group is the seller and the buyer is an out-of-state investor. The building is used as a warehouse and distribution facility for the commercial and residential lawn-care products manufacturer. Transaction details were unavailable by press time.

In a 6,500-sf lease, Mayco Sales Inc. has settled into a new location at 10625 Newkirk in northwest Dallas after exiting an office-warehouse that it leased for two decades, Nathan Denton of Henry S. Miller Commercial in Dallas tells GlobeSt.com. The five-year lease provides more space in a newer building. Denton represented the tenant and Jason Miller of Property Advisors Realty Inc. in Irving handled talks for building owner, Madison-Decker Ltd. Mayco relocated from right across the street into a building with spot with a 60% office component, says Denton. The building is situated in the Northwest Service & Tech Center.

A retail lease, totaling 1,274 sf, will put a Smoothie Station into the Pepper Square Shopping Center in North Dallas. Aaron R. and Lynnett Gersh are the owners of the new concept and have cut a deal with Prestonwood Market Square Ltd. for the first location. Dan Shoevlin and Vaughn Miller, both of Henry S. Miller Commercial, represented tenant and building owner in the talks.
