The tenant will triple its warehouse space with the relocationfrom a building at the intersection of 43rd Avenue and Van BurenStreet, just three miles away. The Commerceplex, developed by EJMDevelopment, is situated at the juncture of 75th Avenue andInterstate 10. The space is pulling 40 cents per sf triple net fromthe market.

Concessions are hushed, but they were made to shore up thesigning. It's a commonplace occurrence in today's leasingenvironment, Mark Detmer, vice president of Trammell Crow Co.'sPhoenix office, tells GlobeSt.com. Building owners are now courtingcreditworthy smaller users as well as the larger ones with a fewmonths of free rent as pro forma levels fall short in today'seconomy. "There are concessions across the board from last year atthis time," Detmer acknowledges.

The Trammell Crow leasing team consisted of Detmer and vicepresident Bo Mills. Jeff Conrad of Lee & Associates Arizonarepresented building owner, EJM 75th Avenue LLC. Conrad says moredeals are in the pipeline and should close "soon."
