American Pacific Mortgage Corp. has subleased about 15,000-sf ofoffice space, which it plans to use as it main branch andheadquarters. The firm will take over about 25% of PrimaCommunications' space in the building at Eureka and DouglasBoulevards.

Prima, a publishing company, will keep an additional quarter ofspace in the 69,000-sf building, and sublease the rest out. CraigBrinitzer of Cornish & Carey Commercial represented AmericanPacific, while Mark Hefner and Chris Strain with Brown, Stevens,Elmore & Sparre represented Random House, who owns Prima.

The rental rate was not revealed but rents in the area averageabout $1.75-$2.25, according to recent market reports.
