Thomas O. Pearson and Lizzy Pappachen, both of Cushman &Wakefield of Texas Inc.'s Dallas office, represented the tenant inthe deal for 4646 Bronze Way. Craig Jones and James Svidren, bothof the Robert Lynn Co. in Dallas, handled talks for the buildingowner, Morstan Bronze LP, a locally based group.

Pearson tells GlobeSt.com that Arlington Manufacturing hasbought a bankrupt company and needs more space to accommodate threesites being vacated along Arkansas Lane in Arlington. "Any time anew company goes to South Dallas, it's news," he says of theeconomically depressed part of town that has been jockeying for itsfair share of the Dallas good times for quite awhile.

The Bronze Way structure, which totals about 88,000 sf, is a1970s product situated in an area with a strong labor pool and anEnterprise Zone. The new tenant also was taken with the largeelectrical capacity, a left-over from prior tenants that included aweb printing operation and Siemens Corp. Pearson said South Dallaswas one of 12 locations shown to Arlington Manufacturing before thefinal decision was made.
