SEATTLE-The city has signed off on U.S. Bank Centre’s replacement of its third-floor movie theater with a non-profit health clinic by Group Health. The movie theater occupied about 17,000-sf on the third floor of the 931,000-sf Downtown office tower at 1420 Fifth Ave., and the health clinic will occupy the same.

The city determined that the clinic will meet the city’s requirement for a Public Benefit Feature better than the movie theater did. The city also waived rules related to rent and fee restrictions, considering the $380,000 in tenant improvement dollars that come with the deal to fulfill the requirement for discounted rent.

In the approval, the city reserved the right to review and condition the detailed plans for the Group Health Clinic particularly regarding street level entry details and availability of restrooms to ensure that the “feature will provide a valuable service to Downtown residents, office workers, and shoppers.”

The decision is not appealable, but is subject to requests for interpretations within the two-week comment period.
