The oil and gas exploration firm's office is in afive-story, 100,015-sf office building at the intersection of SanFelipe and Voss roads. The building currently is 95% occupied. Thequoted rate is $16.50 per sf.

Spencer Partnership Architects also renewed a 11,222-sf lease at2323 S. Shepherd, also near Westheimer and San Felipe roads andeast of the Galleria. The building is a 14-story, 116,913-sf officestructure that's 92.6% occupied. Space in the 18-year-old buildingcommands from $20 per sf to $21 per sf.

Dan Boyles of the Houston office of NAI Partners Commercialrepresented the locally based tenant. Bob Cromwell of Houston'sMoody Rambin Interests holds the leasing assignment for owner CMDRealty Investors Fund III LP.
