Completed this past June, the new shell building encompasses atotal of 34,153 sf, which consists of both industrial and officespace. It stands on a 1.98-acre parcel at 2545 Britannia Blvd.,which is located in Otay Mesa's State Enterprise Zone and ForeignTrade Zone. The buyer, Raptor Holdings LLC dba S & S Bakery,plans to move into the newly acquired facility in early 2003. Afamily-operated wholesale bakery, S & S's clientele includesSan Diego military installations, school districts, hotels,restaurants and catering companies.

S & S was represented by Linda Greenberg and Rich Montgomeryof Colliers International in the recent transaction. Louay Alsadekand Darren Mullins of Business Real Estate acted on behalf of theseller, Britannia Corporate Center LLC.

The entire Britannia Corporate Center complex stands on thesoutheast corner of Britannia Boulevard and Siempre Viva Road inOtay Mesa and encompasses a total of 15 acres. Construction on thecomplex was completed in July 2002, with 55% of the project alreadysold.
