PHOENIX-A Scottsdale investor has taken the title to a 54,464-sf warehouse and distribution complex in a $2.2-million deal that came with a long-term tenant and a prime piece of property in West Phoenix.

Buyer 3433 W. Earll Drive LLP took over ownership of the Phoenix Business Park in an all-cash deal from seller Starwood Capital of Phoenix in a move that added to the new owner’s portfolio of Phoenix properties, Cliff Denton of CB Richard Ellis Inc. tells He said the new owner plans to hold the property for investment purposes.

Located at 3433 W. Earll Dr. near 35th Avenue between Thomas and Osborn roads, the building, built in 1973, appealed to the new owner because its tenant, Woods Lithographic, has a long-term lease on the building, said Denton, who represented buyer and seller in the negotiations. The printing firm has been at the same location for 11 years.
