The 500,000-sf, 11-story building, which is located in the BackBay, is nearly fully occupied with about 52,000 sf available. Amongits office tenants are Schlesinger Associates, Houghton Mifflin,Kopelman & Paige, PC, Consulate General of France, YankeeGroup, First Marblehead Corp. and Liberty Mutual. Its retailtenants include Duxiana, Souper Salad, Fire & Ice, SalonBostonia, Morson Group and Jennifer Hallmark.

Lease rates for this deal were not available but the averageasking rent for space in the building is about $30 per sf.

Juliette Reiter, associate, of GVA Thompson Doyle Hennessey& Stevens, represented the tenant in the transaction whileAndrew Maher, vice president, of CB Richard Ellis represented theproperty owner, Capital Properties.
