BELLEVUE, WA-Vulcan Inc. subsidiary Fairways NW II Inc. has sold two buildings here to Seattle-area developer Michael Mastro for about $11 million. The properties involved in the sale are a 53,180-sf Magnolia Hi-Fi building at 14404 NE 20th St. and an adjacent 36,668-sf flex building that is vacant. Washington partners handled both sides of the transaction. Eric Lonergan represented Mastro and Leo Backer represented Vulcan.Mastro is in the process of purchasing properties in Kirkland, Bothell and Kent. In Kirkland, Mastro is expected to acquire two buildings totaling 122,000 sf in the Willows 124 complex for $13.9 million. In Bothell, Mastro is acquiring a vacant 65,000-sf building at 3700 Monte Villa Parkway for $6.2 million. In Kent, he is acquiring the 212,950-sf West Valley Business Park for $9.67 million.The Willows 124 buildings include a 72,000-sf building (12421 Willows Rd.) built in 1986 and a 50,000-sf building (12413 Willows Rd.) built in 1996. The larger building is fully leased and smaller building is about half empty, according to Tenants include Terabeam Networks Inc. and Amaze Entertainment Inc. The Bothell building was formally occupied by Eddie Bauer. The two-story suburban office property is located in Quadrant Monte Villa Center, an 86-acre master planned Quadrant corporate park adjacent to I-405. It was listed for sale at $7.8 million.West Valley Business Park includes 19 buildings. Mail Well I Corp. is the main tenant. About 31,000 sf is being marketed for lease. The asking lease rate is $0.35 per sf per month for warehouse and an additional $0.65 per sf per month for office space.
