BETHESDA, MD-New and renewed lease agreements at the Clark Building have left the 300,000-sf office property at Wisconsin Ave. and Old Georgetown Rd. with less than 20,000 sf of available space. Recent deals with eight companies accounted for a total of 135,000 sf in commitments. Leasing rates at the two-decade old property, which recently underwent a $5 million renovation, are in the mid- to low-$30 range. CarrAmerica Realty Corp. affiliate Carr Real Estate Services Inc. handled the leasing activity on behalf of the building owner and tenant Clark Enterprises Inc.

Carr Real Estate’s Bill Barroll gives the breakdown of the 135,000 sf of space that the tenants, old and new, recently signed on to occupy. LexisNexis took on 49,000, while Catapult Technologies Inc., CDM Group Inc. and Morgan Stanley committed to an entire 19,500-sf floor, each. AERAS Global TB Vaccine Foundation’s take is 15,100 sf, Fairfield Residential and National Opinion Research Center have about 5,000 sf, and Johnson Lambert and Co. has 3,000 sf.

Carr Real Estate vice chairman Steven N. Bralower attributes part of the high interest in the building to “customer response to the recent full-scale renovation.” Clark Enterprise subsidiary, the Clark Construction Group Inc. is also a tenant in the building.
