He and NAI's John Ferruzzo representedthe tenant, who looked around the northwest corridor and inked thedeal for the Bammel building because it came with a five-ton craneand above-average office finish. About 4,000 sf is office area.

The building is one of 11 in the 263,250-sf first phase toBammel Industrial Park, where the going rate is 47 cents per sf.Tyndall Yaap with Grubb & Ellis Co.'s Houston officerepresented the building owner, Capital Commercial Investments Inc.of Austin. Other park tenants are Goodrich Turbomachinery Productsand Tri-Star Turbine Technologies Inc., both full-buildingtenants.
