CHINO HILLS, CA-Los Angeles-based developers Investment Development Services Inc. and Xebec have started construction on 22 industrial condominiums at Fairfield Ranch Business Center, a $13.5-million joint development of the two firms.The companies say the business park, one of the first of its kind in the city, is targeting primarily owners of small businesses who want to own their own facilities. Construction is under way on an approximately nine-acre parcel of land at the intersection of Fairfield Ranch Road and Central Avenue. The industrial park is phase one of an approximately 20-acre master-planned development, which also includes an ARCO gas station and mini-mart and a Denny’s restaurant. The development is close to the 71 Expressway as well as the 60 and 91 freeways.Maz Shauk, director of marketing services for IDS, says Fairfield Ranch will feature five buildings with 22 individual condominium units for sale ranging from 2,770 sf to 6,970 sf. The total project will comprise 111,000 sf.”There is pent-up demand for industrial buildings for sale in this size range, particularly in this location and at today’s attractive interest rates,” Shauk says. Many small business owners who live in the local area have had to establish their offices long distances away, he notes, so the concept behind Fairfield Ranch is to offer them an opportunity to own facilities closer to home.Designed by GAA Architects of Irvine and being built by Kendrick Construction Co. of Commerce, the buildings at Fairfield Ranch will feature concrete tilt-up construction, extensive landscaping, and generous exterior lighting. A business park association will oversee management and maintenance of common areas. Key building features include approximately 1,000 sf of office space, men’s and women’s restrooms, coffee bars, fully sprinklered offices and warehouses, 16-foot minimum warehouse clearance, 200 amps of power, one ground-level door, skylights, and 2.6 parking spots per 1,000 sf of building area. Mike Daley and John Trapani of Colliers Seeley’s Ontario office are listing agents for the development.
