Palm Beach Tan, known to most as the official tan of the DallasCowboys cheerleaders, will move to 13800 Senlac Dr. from 2387Midway Rd. in Carrollton, where it's been leasing 7,700 sf ofheadquarters space with spillover at a nearby small office andwarehouse space in yet a third location. Competition was stiff towin the deal, with the short list pared to four and talks bestdescribed as "very aggressive," says John Lancaster with TIG RealEstate Services in Dallas.

Lancaster tells GlobeSt.com that Palm Beach Tan's execs signed a90-month lease for a two-story office building on the market sinceDecember 2002 for $6.50 per sf net. The finish-out plan is stillbeing defined, but the goal is to complete the move bySeptember.

Lancaster says the building owner is replacing the roof andupgrading the air conditioning system plus sharing costs forinterior changes. "Image was important to them," he says of thedecision to sign and plan to renovate a structure with 40,000 sf ofoffice area, three entrances and enough room for Palm Beach'sheadquarters as well as the Mystic Tan division. The salon chainhas 40 locations, corporate-owned and franchised, with more on theway in a popularity surge due in large part to TV sitcomexposure.
