RIVERSIDE, CA-Compton-based Jaubin Trust has purchased the 12,221-sf Arlington Courtyard retail center at 5959-5964 Arlington Ave. from San Diego-based Pan Pacific Properties, according to Resource Commercial Real Estate Inc. Graham Bryan and Brian Revelli of Resource Commercial Real in San Diego represented both the seller and buyer. The center is about 91% leased to five tenants that include True Value Hardware, Mirage Liquor, Taqueria Azteca, Walton Games and Enriques Flooring.One 1,343-sf space is vacant and is now available for lease as a result of a parking study that Resource Commercial conducted to show that the center’s lot has ample spaces to accommodate the new tenant. Bryan explains that because of zoning changes since the property was constructed, the center’s parking lot called for more spaces if another tenant was to be added to the center. Bryan commissioned a parking study that showed that the parking lot had ample spaces. As a result, the city granted a variance to the buyer, who will now market the last remaining space for a new retail tenant. Arlington Courtyard also was attractive to the buyer because of Riverside’s strong population growth, which creates a demand for smaller neighborhood centers, Bryan says. He adds that the property is the only neighborhood center within a mile and a half radius.
