DALLAS-A 40,756-sf office/warehouse facilty in the Brookhollow Industrial District has flipped after a six-month hold, with the deed passing to “the first real offer” to go on the table. The 43-year-old building on 1.6 acres has sold for just under the $30 per sf asking price.Goodier Cosmetics, a private label maker now located at 9027 Diplomacy Row, is in the process of relocating to 9019 Premier Row. The locally based RoTex Co. acquired the building, along with a 68,991-sf structure at 8939 Premier Row, in November 2003 after Moore-Wallace Printing Co. was taken over by Heritage Press Inc. of Orlando, FL.Ryan Wilson with the Robert Lynn Co. in Dallas tells GlobeSt.com that “the first real offer” for the smaller property came from Goodier after four months of being on the market. Now, he and Jeff Mercer, also with Robert Lynn Co., are looking to sell the larger office/warehouse asset, tagging it at $1.4 million for sale or $1.85 per sf for a three-year lease. A long-term tenant is occupying 26,291 sf in the 42-year-old building, positioned on about three acres.
