WEST HOLLYWOOD, CA-The long-anticipated redevelopment of the West Hollywood Gateway site at 7100 Santa Monica Blvd. became official June 2 when JH Snyder Co. staged its grand opening for the $70-million, 243,000-sf shopping center. The development, at the southwest corner of Santa Monica Boulevard and La Brea Avenue, has been viewed by West Hollywood officials as a pivotal project in the redevelopment of a portion of West Hollywood. Milt Swimmer, a principal of Los Angeles-based JH Snyder, describes the project as an urban village that preserves the character of the community while providing an impetus for future development.The development site is one of Los Angeles’ busiest intersections and is considered the eastern entrance to West Hollywood, hence the “gateway” name. The project features a large outdoor plaza, outdoor eating areas, fountains, public art, retail kiosks, landscaping, street-level display windows and sidewalk cafes. The center is anchored by Target and Best Buy and was constructed around the historic Formosa Café, which was integrated into the center and remains a local fixture. Although Target and Best Buy are best known as suburban retailers, both stores at the Gateway feature new formats designed specifically for urban locations. The project was designed by the Jerde Partnership of Venice, which has collaborated with JH Snyder on numerous retail and mixed-use destinations.The Snyder Co.’s work on the project included a two-level, 1,142-space underground parking garage. Snyder developed the center in a partnership with Lexington Commercial Holdings of Beverly Hills, with Swinerton Builders as the general contractor. The Gateway development joins a list of Snyder projects that includes more than four million sf of office space, more than two million sf of retail development and more than 40,000 homes, apartments and condominiums.
