SAN DIEGO-With demand for condo product having reached a fevered pitch Downtown, another condominium project is on the boards for the area’s Little Italy neighborhood. Developer Michael Daniels is proposing a 55-unit, market-rate condo facility, which recently received design review approval in a unanimous vote from the Centre City Development Corp.’s board of directors. No construction timeline has yet been established for the development, which has been designed by Fehlman LaBarre Architects. Design plans call for a five-story building that will house 87 parking spaces, 9,326 sf of retail space and the aforementioned 55 condominium units. The condos, which will be available in one-bedroom and two-bedroom designs, will range in price from $300,000 to $600,000.Michael Daniels’ proposed project is slated to rise on the south side of Fir Street between India and Kettner streets. It is one of several new condo projects proposed for this area of the Little Italy neighborhood, with the Columbia Flats building planned for 1836 Columbia St. between Date and Fir streets and the Ecco Lofts facility currently rising at 1918 Columbia Street between Fir and Grape streets. Construction on Columbia Flats is scheduled to begin later this month, with completion targeted for December 2005. Proposed by developer Pilatus Investments LLC, it will stand five stories high and house six two-bedroom condominiums at build-out. Columbo Venture LLC’s Ecco Lofts project is currently under way, with a January 2005 completion expected. At build-out, the development will house 10 condo units.
