Garfield Park will rise up in the Clarendon submarket at 2900 N.10th St., taking over a spot that is currently occupied by SalaThai restaurant and CVS. Eight of the residences will be live/workunits, and the property will feature a parking facility capable ofaccommodating about 280 vehicles.

"This project embraces a number of community goals, creating aninteresting, dynamic gateway to Clarendon," County Board chairmanBarbara Favola says. "While bringing desired neighborhood retail toLyon Park, Garfield Park at Clarendon Village will also preserveamenities that are important to its neighbors and to the life ofClarendon." TCS president Tom Shooltz was unavailable for commenton the cost of the project; Arlington County officials are unawareof how much will be spent to realize the development. However,according to Delta Associates' Year-End 2003 Apartment and CondoReport, the total development cost for condominium properties inArlington is about $137,437 per-unit, excluding land.

"Developers are paying aggressive prices for condominium landright now to try to get their projects done before the interestrates go up," Delta Associates vice president Brian Mistysyn tellsGlobeSt.com. He says condominium development property in the areais trading for about $70,000 to $80,000 per unit.
