WOODLAND HILLS, CA-Two firms have sold an existing facility in Arleta to move here, while another has acquired a building in Santa Fe Springs that it has been occupying as a tenant, according to GVA Daum and Grubb & Ellis. In the Woodland Hills transaction, two affiliated companies called Natural Oils International (NOI) and Flexible Alternatives Inc. acquired a 43,000-sf building at 2279 Ward Ave. in Simi Valley for relocation of their headquarters in transactions with an aggregate value of $6.1 million, Chris Sullivan in the San Fernando Valley office of GVA Daum reports. NOI and Flexible Alternatives schedule a June occupancy of their new facility, where approximately 30 workers will be employed.Concurrently, the former facility for NOI and Flexible, a 28,000-sf structure at 9243 Cranford Ave. in Arleta, was sold to LA Gym Equipment. Sullivan represented NOI and Flexible in both transactions. Scott Caswell of Delphi Business Properties of Van Nuys,represented the seller of the Simi Valley building, E. G. Sirrah LLC. Eli Anishban of Precision Properties, in Encino, represented the buyers of the Arleta building. Established in 1971, NOI is a supplier of natural oils for cosmetic, food and aromatherapy uses. Flexible Alternatives manufactures a wide range of flexible transportation and for static storage tanks. The new Simi Valley headquarters for NOI and Flexible Alternatives is a modern concrete tilt-up structure located in the Sanport Business Park. Building features include high-dock and ground-level loading, 5000 sf of office space, 24-foot minimum interior clearance, and parking for 118 cars.In the Santa Fe Springs transaction, Skyline Exhibits of Los Angeles, a manufacturer of displays and exhibits, purchased a 30,036-sf R&D building at 10420 Pioneer Blvd. in Town Center Business Park for $2.9 million. Skyline Exhibits has been a tenant in the single-story, concrete tilt-up building for nine years. The property was sold by LBA-VIF One Santa Fe LLC of Newport Beach. Steve Sprenger and Mark Gleason of Grubb & Ellis’ Anaheim office represented the buyer. Cameron Driscoll, Luke McDaniel, Braden Weber, Matt Eggleston and David Hasbrouck of Cushman & Wakefield represented the seller.
