"Victor signed a five year-plus lease last year," says TonyCreme with Hillwood Development Corp., the building owner, "and thenew space is a co-terminus addition, concluding at the same time asthe initial lease." Victor Equipment leased 113,500 sf in October2003, with an option for extra space in the 277,333-sf Gateway 58at 800 Henrietta Creek Rd. in Roanoke's section ofAllianceTexas.

With business booming, the oil and gas rig parts manufacturertook down another 64,166 sf. The expansion contains a higher officefinish than the original space--12% office build-out with the restdevoted to light manufacturing. Creme says the finish-out preservesand reserves the firm's growth options. Victor Equipment, now as itdid before, had Dan Spika of Dallas-based Henry S. MillerCommercial bargain its terms.

Hillwood is committed to having a one-million-sf buffer ofready-to-go space so the Victor expansion is helping to spur newbuilding in the 15,000-acre AllianceTexas, now up to 12 million sfof owned office/warehouse and distribution product. "Hillwood willbreak ground this summer on one, maybe two spec buildings, ensuring300,000 to 500,000 new sf of available space," Creme tellsGlobeSt.com.
