Unique Items, a five-year tenant, re-upped for another fiveyears at 1503 Kelly Blvd. in Carrollton. Gianni LaBarba ofDallas-based Mohr Partners tells GlobeSt.com that the firm lookedat nearby buildings in Carrollton and across the line in Addison,but then renewed a few months early after talks produced a rate tosave $30,000 to $40,000 with a five-year term. The Kelly Boulevardbuilding has a quoted rate of $3.40 per sf.

LaBarba says the negotiated deal also produced some cosmeticimprovements for the 10,791-sf space in a two-tenant building inthe Valwood Industrial Park. Matt Smith with CB Richard EllisInc.'s Dallas office represented the local building owner, whichhouses a western wear business in the other half of thestructure.
