Situated at 3101Wilson Blvd., the centralized spot boasts a convenient locationjust across from a Metro station, off I-395, I-66, and Route 50.Construction of the property--developed by the Akridge Cos., alongwith partners the Holladay Corp. and MEPT/KennedyAssociates--wrapped up about one year ago.

But the Hartford is not just an office site. The propertyfeatures the 215,000-sf office building that includes 15,000 sf ofground-level retail, a six-story, 70-unit luxury condominium, and a400-space parking garage connecting the two structures. Akridgespearheads office leasing activity at the Hartford, while MadisonRetail Group handles retail leasing, and the Holladay Corp.oversees the residential segment of the property.

Adam R. Singer of the Virginia office of Studley worked withCushman & Wakefield's Los Angeles-based Ness D. Hamaoui torepresent DMJM in the transaction. Terms of DMJM's lease agreementwith the Akridge Cos. are not available; however, class A officespace in Arlington goes for an average of $31.25 per sf, accordingto Advantis Real Estate Services Cos.' First Quarter 2004 OfficeMarket Report.
