Seller TJ Properties of Arlington had the 1001 Mitchell St.building up for lease when Arlington Health Care's broker, KristinaAndersen of Ebby Halliday's local office, came knocking on the doorof the four-tenant building. "More leases were rolling and itworked out for a partial owner/user," says the seller's broker,Theron Bryant of SCM Real Estate Services in Arlington.

Bryant tells GlobeSt.com that the new owner will overhaul thebuilding and set up a group oral surgery practice on the firstfloor's 3,400 sf, bumping any existing tenants to the second floor,which currently has 1,700 sf vacant.

TJ Properties owned the 23-year-old building and its sisterproperty for five years. Bryant says the local owner is holdingtight to the other building near the University of Texas atArlington.
