PHILADELPHIA-Small companies and individual investors assume ownership in three unrelated sales of retail, multifamily and industrial properties in Philly’s surrounding suburbs. All of the transactions were under $1 million.

Century Kitchens, a kitchen and bath remodeling firm based in Malvern, PA expands to Berks County with the purchase of a 78,634-sf, two-building industrial property in Leesport, PA for $850,000, or just $10.81 per sf. The 8.1-acre site at 130 East Wall St. contains a 47,812-sf brick building with 10 truck loading docks and paved parking for 154 vehicles, and a 30,822-sf all-metal structure with six tailgate truck loading docks, a 25-foot ceiling and a small office area.

Century will use it for light manufacturing, assembly, warehousing and distribution. Paul Touhey of the Wayne, PA office of CB Richard Ellis represented the owner, Spring Ford Industries, in the sale and was sole broker in the transaction.

A private limited partnership, 12-14 Prizer LP, acquires the 5,400-sf former Kimberton Food Market at 12-24 Pizer Rd. in the Kimberton, PA historic district and along with a single-family residence for $415,000. JoAnne Cuddahy, senior associate with Wayne, PA-based Lieberman Earley & Co., represented Theresa R. Bodick, the seller. The area office of Prudential Fox Roach represented the buyer. Plans for the property, which is a mile west of Phoenixville, are undisclosed, but Cuddahy says the site is suitable for retail, office or professional use and there is “excellent investment potential” in the residence, she adds.

Woodland Avenue Apartments, an 11-unit brick building at 911 Woodland Ave. in Sharon Hill, PA, changes hands for $390,000, or about $35,455 a unit. The Philadelphia office of Marcus & Millichap was the exclusive broker and also secured the buyer. Neither the seller nor the buyer is identified.
