SANTA CLARA, CA-Good Technology is vacating its 24,000-sf headquarters in Sunnyvale in favor of a 70,000-sf building here that it will grow into over time. The mobile enterprise software provider signed a six-year lease for the property, which came with furniture systems already in place. The brokers involved in the transaction declined to get specific about the negotiated lease, but according to the owner’s brokers, Jim Beeger and Jeff Arrillaga of Cornish & Carey, Good Technology will not immediately be paying rent on the entire building. The brokers also declined to reveal the negotiated lease rate, as did the tenant broker, Scott Kinder of Cresa Partners, but local brokers familiar with the transaction tell that the triple-net asking rate for the property was $0.85 per sf, and that the negotiated rate was “substantially below that.”Located at 4250 Burton Dr., the building was formerly the headquarters of Covad Communications, which relocated to 110 Rio Robles in San Jose last fall. Covad’s lease of 4250 Burton Dr. officially ran out in March of this year, according to SEC filings. Good Technology began occupying the building this month.
