SAN DIEGO-Plans for the DiamondView Tower are progressing, as developer Cisterra Partners LLC has submitted a Centre City development permit application for the mixed-use facility proposed for a prime parcel in Downtown San Diego’s East Village. DiamondView Tower is slated to rise at the southeast corner of 10th Avenue and J Street, on a site adjacent to the recently completed Petco Park baseball stadium.Cisterra just signed on to the project this spring, when it entered into a formal agreement with the Ballpark District’s master developer JMI Realty to build the $80-million facility. At that time, JMI officials said it could break ground as early as the fourth quarter of 2004. Leasing on the project is currently under way, with completion expected for early 2006. Design plans, which have been drawn up by architectural firm Carrier Johnson, call for a 14-story facility that will house 250,000 sf of office space above a 75,000-sf, ground-floor retail component. The office floor plates will range, varying from 16,000 sf to 17,000 sf on floors five to 14, and from 27,000 sf to 33,000 sf on levels two to four. The ground floor will be occupied by retail and restaurant space, while parking will be housed on subterranean levels (with a ratio of 3.25 spaces to every 1,000 sf). Amenities will include a top-floor meeting/banquet room with a skybox-type view of Petco Park, state-of-the-art technology, and a potential Hall of Fame-type exhibit on the ground floor.
