LOS ANGELES-A subsidiary of TIAA-CREF and Prudential Real Estate Investors have signed tenants for $31 million in leases in two separate deals, according to Madison Partners. Rick Buckley of Madison reports that two divisions of Publicis Groupe – Manning Selvage & Lee and Mediavest Worldwide – will occupy a combined 32,000 sf of office space at 6500 Wilshire, which is owned by WRC Properties Inc., a subsidiary of TIAA-CREF. Global public relations firm Manning Selvage & Lee will occupy the entire 19th floor, while Mediavest Worldwide will occupy the 11th. Buckley, who represented WRC, notes that the I. M. Pei-designed building was completed in 1986 and is 95% leased to such tenants as Bloomberg LP, New York Times, CBS Broadcasting, J. Walter Thompson, Dow Jones & Co., Katz Communications and Frandzel, Robins, Bloom & Csato LC. The value of the renewal is in excess of $11 million. Manning, Selvage & Lee was represented by Joe Thanhauser of Byrmam Wood in New York and Ralph Simmonds of Simmonds Realty Group in Orange County.In the other lease, a $20-million renewal, Chris Houge and Hunt Barnett of Madison Partners report that Group One Mercedes signed to stay on at its Mercedes Benz Dealership showroom, offices and service area. The dealership now is committed to 57,000 sf of space in the high profile location at 9242 Beverly Blvd. Houge and Barnett represented landlord Prudential Real Estate Investors in the 10-year lease renewal, which expands the auto dealer’s total occupancy by approximately 5,000 sf. Mercedes was represented by Tom Korey and Joel Frank of First Property Corp.The WRC and Prudential deals are among several new Westside leases that have been signed recently, according to Houge and Barnett. The brokers represented Kilroy Realty Corp. in two new lease agreements from Marcus & Millichap and Flyer Entertainment with an aggregate value of approximately $4 million at Westside Media Center. The new leases, which bring the project to 80% leased, include a five-year deal for approximately 7,000 sf by Flyer Entertainment, a graphics firm serving the movie-making industry. Flyer, which will relocate to the third floor of the 12100 building beginning in late 2004, was represented by Marty Erck of Wolfe Commercial. The other new tenant is Marcus & Millichap, which represented itself in a seven-year deal for 12,300 sf to open a Westside office on the third floor of the third phase of the Westside Media Center beginning in November. Westside Media Center is a three-building, 380,000-sf office campus located at 12100-12312 West Olympic Blvd. at Bundy Drive that was completed in 2001.
