ONTARIO, CA-The broad range of buyers for industrial properties is evident again in two recently closed deals here and in Irvine, with an owner-user acquiring one asset and an investor buying the other for a repositioning and investment sales. In the Ontario transaction, importer Mark Supply LLC has pad $8.7 million for a nearly new 148,000-sf distribution facility at at 2041 Turner Ave. that will triple the company’s space, reports Mark Zorn of the local office of GVA Daum. Zorn says Mark Supply, a distributor of gifts, scooters and motor bikes, was expected to begin occupancy of its new area headquarters, located on seven acres, this month in a move from elsewhere in Ontario. Zorn and Tal Siglar of GVA Daum represented Mark Supply, with the seller and former occupant of the building, Hubbell Lighting, represented by Colliers Seeley International. The new area headquarters for Mark Supply is a free-standing, high-image concrete tilt-up structure featuring 10,500 sf of office space and parking for 150 cars.In the Irvine transaction, Costa Mesa-based Net Development acquired a 78,319-sf, concrete tilt-up building at 17200 Redhill Ave. for $6.3 million and plans to subdivide the single-story building into 12 units and sell them as industrial condos ranging in size from 4,770 sf to 6,600 sf. The new owner plans to rename the project RedHill/McGaw Corporate Center, according to Jeff Chiate, David Hess and Rick Ellison of Cushman & Wakefield, who represented the seller, The Deutsch Co. John Collins of Voit Commercial Brokerage’s Irvine office represented the buyer. The building, which was sold by the electrical components firm the Deutsch Co., was vacant at the time of the sale. The previous tenant, Spirit Silk Screening, relocated its business to Mexico.
