The transaction brings the building's leasing level to 81.3%,Andy Lechter, branch manager in the local office of Studley, tellsGlobeSt.com. The "occupancy (number)is currently less but a largetenant (Powell Goldstein) will be moving in shortly and taking over100,000 sf," Lechter says.

The building is owned by Sumitomo Life Realty Corp. of New York.Audrey Windsor, senior vice president of Jones Lang LaSalle,negotiated the lease for the owner. The quoted average rent rangeat One Atlantic Center is $28 to $30 per sf, full service,including $9.82 in operating expenses.

Carlton Fields is temporarily occupying 9,000 sf on the 25thfloor while its 30th floor space is being reconfigured for about 60employees. "When we decided to expand to Atlanta, we knew that wewould need office space that not only met the legal and businessneeds of our clients, but one that would also firmly establish ourpresence in this new market," says Thomas A. Snow, president andCEO of Carlton Fields. Wayne Shortridge is managing director of thenew office.
