Stinnett Thiebaud & Remington, a health law and healthcarelitigation firm, will take over the 25th floor, recently vacated byFountain Place's multi-floor lead tenant, Jenkens & Gilchrist.The space will be ready to go in December, driving a shift twomonths before the renewing firm's pacts expire for 14,000 sf on the48th floor and 6,000 sf on the 45th level of the 1.2-million-sfhigh-rise at 1445 Ross Ave.

The market survey took in every class A office building indowntown and Uptown. "There was plenty of opportunity for a fullfloor," Steve Zimmerman, principal for Dallas-based Trammell CrowCo., tells GlobeSt.com. Crescent Real Estate Equities Co. andleasing director Kirby White scored the win with space alreadytailored for a law firm, some furniture and an economic incentivethat couldn't be beat. "Kirby and Crescent really came to the tablewith an aggressive package," Zimmerman says.

With the law firm's upcoming shift, White is preparing marketingbrochures for two full floors of law firm and corporate space inthe 94%-leased CBD office building owned by Crescent FP Investors,led by the Fort Worth-based REIT. "I need to get the word outbecause people forget we have something there," he says of abuilding with a 5,000-sf deal in the pipeline. The open floors arethe 14,000-sf 48th and 23,000-sf 27th; the quoted rent is $22.50per sf to $26 per sf.
